Abstract
Abstract In the earlier, Urban Redevelopment in Taiwan is implemented by government, through levy, zone expropriation, land readjustment...etc. to use public ways to achieved. But the Urban Redevelopment driven by public sector was not illustrious. In order to improve the effective reuse of urban land development, recover urban function, city landscape, and enhance the quality of citizen's lives, the government positively promoted Urban Redevelop Constructions, and further more to list it as “Taiwan launches 12 major construction projects.” It shows the importance of the Urban Redevelopment. Nowaday the Urban Redevelop Constructions are mostly promoted by private sector, public sector is hardly taking place in Urban Redevelopment. Research found out that due to lack of information and professional knowledge, contractor involvement become the weak side in the Urban Redevelopment process. Thus, This study find out, by the urban redevelop zoning bonus, tax relief, preferential rate loans, community residents went directly to financial institutions could avoid interests exploited from contractors, and make them easier to get funds of lower ration from financial institutions, and the benefit will all directly feedback to community residents themselves. Financial institutions and community residents’ cooperated will help the urban redevelopment easier, faster, and perfect development.
